Our estate agency team includes some of the most experienced property professionals in Edinburgh. Over the years we’ve developed a simple, clear and effective ten-step plan to secure the very best result on your behalf.
One of our team will visit your property, give you an indication of its value, guide you on the marketing process and provide a clear written estimate of our estate agency and conveyancing fees.
In the east of Scotland around 90% of homes are sold through solicitors property centres, and as a member firm of the ESPC we advertise all our properties in the ESPC George Street Centre, in the ESPC’s weekly list and on their highly effective website. Details of your property will also be on display at our offices on Dundas Street and Randolph Place, on our own website and national sites Rightmove, Prime Location and Zoopla. We will instruct For Sale boards to be erected and we can also advise on newspaper and other advertising platforms.
All offers received will be discussed with you and we’ll give our advice on what to do next. Handling all aspects of the process, whether at a closing date or with individual offers, we aim to make the process as convenient and stress free as possible for you.
On the date of entry we’ll exchange title deeds, keys and the signed deed for the price. We will settle any costs due, including any outstanding mortgage where required, then the balance will be transferred to you. That’s it - your property is sold!
We pride ourselves on the quality of our sales brochures. Professional photography and floor plans combine with concise text to promote the very best features of your property and location. We will also organise the Single Survey and Energy Performance Certificate (EPC) needed for the Home Report.
We can guide you on what viewing arrangements suit the sale of your property best. Open Viewings - where potential buyers attend during a set time frame - are common in Edinburgh but don’t suit everyone, in which case, we also manage individual appointments to suit. We can supply experienced and effective personnel to undertake all/some viewings on your behalf at a reasonable hourly rate and routinely follow up viewers to find out how their viewing went - aiming to get helpful feedback to relay to you.
Once a written offer has been accepted, one of our solicitors will go through the conditions and, when you’re happy, prepare a written conditional acceptance. Only when the buyer’s solicitor replies with a clean acceptance in writing does the contract become binding. This normally takes about 10 days.
All properties advertised for sale in Scotland must have a Home Report, comprising of a Single Survey, EPC and a Property Questionnaire. The Property Questionnaire is completed by you, the owner, and displays information about the property to potential purchasers.
Interested viewers usually register a note of interest through their solicitor. We’ll respond to this for you and supply a copy of the Home Report when requested. We recommend that all offers are handled through the respective solicitors. If you have several interested potential buyers, we can discuss and set a closing date - allowing all interested parties to submit their ‘best offer’ in writing.
There are often some additional legal clauses along with the price and the date of entry, usually the Combined Standard Clauses (2011) Edition. Most sellers find these clauses are simple and acceptable, but we’ll go through them with you and make sure you’re happy.

“We were impressed with the speed and quality of service Elizabeth and her team offered. Her attention to detail made the process extremely efficient. We were inundated with viewers on the first day, and sold the day after.”
